That might be a little naive thinking knowing that business doesn't care about courtesy, but it's just my personal opinion. If you wouldn't sign an exclusivity contract, you can hardly complain if someone else doesn't either. Naturally the seller will put themselves first, you've simply got to be a really good 'bird in the hand' by getting the sale through quickly and being polite and reasonable - everything else is just business.
